Q: What types of properties do you source, and where?


A: Majority of properties are available for investor purchase off plan, however opportunities exist for built and existing properties. We recognise the fact that everybody has specific investment criteria and personal circumstances. As a result we offer residential and commercial properties both in the UK and abroad.

In addition, we source resale, commercial and leaseback properties, to meet individual investment requirements, enabling you to build a strong and balanced portfolio.


Q: Do I have to make a commitment to purchase a minimum number of properties?

A: There is no minimum purchase. You can purchase as many or as few properties as you like.


Q: Why are developers offering discounted off-plan properties?

A: This option is appealing to developers as it reduces administration, marketing and time they spend selling the properties, hence this saving is passed on to you.

Moreover, developers want commitment of purchases prior to the beginning of the actual building phase. This enables a developer to secure further funds from financial institutions for further developments.


Q: Why off-plan?

A: As an investor you will benefit from significant discounts, on various properties only available to SURYA GROUP. In many circumstances, a property’s value grows during the course of the build program. This increase could be quite significant since we offer properties usually due to complete at least a year in advance.

Buying a property off plan can include incentives, exclusively arranged for you. This can be car parking, interior design consultation and a reduced deposit for further peace of mind.

 

Q: How important is my income?

A: The rental income of the property is more important than your income. Nevertheless, your income, credit situation and general financial stability are relevant to a lender.


Q: Do I need to use your Mortgage Advisor?

A: No. However our mortgage team can offer competitive mortgage rates and a fast service, so you don’t miss any investment opportunity. Many of the properties on a variety of developments have a specific closing date. Hence it is in the interests of every client and for us to have a regular update of the status of a particular transaction, to ensure completion on time and budget.

Q: Do I need to use your solicitor?

A: Yes. So we can ensure speed of process and assist you in a simple, clear and effective means

Q: What tax do I have to pay?

A: We recommend that you seek tax advice. Planning can prepare you to take advantage of tax allowances and reduce your tax liability, making your investment furthermore attractive.


Q: How does SURYA GROUP generate its revenue?

A: SURYA GROUP charges 3% of the list price of the property, plus VAT, or £3500.00 plus VAT, whichever is the greater. This fee is payable on reservation.
