Residential Full Managed Service

Letting fee equivalent to 50% or £500 whichever is more of the first month’s rent for each agreement granted to new Tenants. This includes administration and setup.

We deduct 10% every time rent is collected, starting from the first months rent.

Let only Service

If your more hands on then we offer a let only service, where you manage the property. With our ‘Let Only’ service, we do everything we would for a fully managed service, except the on-going day to day management, this is down to you. Our let only service includes:

  • Impartial Practical advice on the rental of your property

  • Tenant application and processing
  • Conduct references and/ or credit checks
  • Tenancy agreement contracts drawn and prepared
  • Preparation of an inventory
  • Manage the transfer of utilities and council tax into the tenants name
  • We arrange for the tenant move into property
  • We arrange collection of the deposit, which is then received by the Landlord. The landlord is required to protect the deposit in line with Deposit Scheme Rules and UK law

Fees: One month’s rent or £650, whichever is greater.

Optional Services

  • Deposit Certificate protection: £75
  • Prepare a photographic and written inventory and statement of condition £250 including VAT
  • Prepare a photographic inventory of condition £120
  • Energy Performance certificates are charged at £95 for residential
  • Gas Safety Certificate - (these are only required for properties with gas) a Corgi registered engineer will be appointed to carryout the inspection. If the engineer is satisfied a certificate will be issued at a cost of £85.
  • Electrical test and inspect - £250 (this will not include fixing any faults).
  • Accountants & Tax planning service available
  • Rental guarantee insurance – if you require this please advise us.
  • If you have opted for a let only service and require us to move the client out, our fee is £175

Service Transfer

Where Landlords decide to transfer from our Full Managed Service to a Let only Service after the initial term expires a fee of one and a half month’s rent plus is payable.

As part of this service we will assist Landlords in setting up their own account through the Deposit Protection Service.

We will provide all relevant documentations including: Contract Agreements, inventory, gas safety and/ or electrical certificate (where applicable) and energy performance certificates. Subject to written notice

In addition we will offer assistance and guidance for 4 weeks after handover.
